As long as the client has direct access to the appraiser, pressure will be placed on the appraiser. The appraiser will feel pressure to comply with client requests for higher values, and the appraisal process will be circumvented and corrupted.

A neutral agency (The Appraisal Foundation?) is needed, through which appraisal orders may be placed. This agency would order the appraisal and act as a liason with the appraiser, thus removing unethical pressure from the appraiser's shoulders.

Until this happens, Appraisal Fraud will be pandemic. And at the heart of ALL mortgage fraud, there is appraisal fraud.

Harper College just got TWO new residential certification classes approved!

**Residential Report Writing** and

**Residential Sales Comparison Approach and Income Approach**. These newly licensed classes will count towards certification beyond 1/1/2008!

 Harper College, the Chicago Association of Realtors, and Truman College have the newly licensed appraisal pre-licensing courses up and running! These classes will grandfather through the 1/1/2008 qualification changes for certification. Wherever you take your classes, make sure that your school can make the same claim, or you might be taking those classes over again. Read this!

Harper College is in the process of getting approval for newly-licensed Residential Report Writing and Residential Sales Comparison and Income Approach classes. Stay tuned for an announcement when these certification classes get their new licenses.

***The LAST INFORMAL MEETING was SATURDAY, August 12, 2006, from 4 PM until roughly 7 PM, at the Corner Bakery Cafe in Schaumburg.  A good time was had by all!  Many business cards were exchanged!****
